Real estate design works

Designing projects

We deal with:
  • Multi-storied residential buildings for commercial and social purposes
  • Office buildings, “A”, “B”, “C”, “D”, “E” quality classes
  • Storehouses, “A+”, “A”, “B+”, “B”, “C”, “D” quality classes
  • Trade centers, shopping facilities, trade premises
  • Private residential buildings

Initial data for engineering

Engineering is carried out on the basis of the data presented by the Customer, including:
  • State certificates for land ownership or land exploitation
  • Construction permit issued by local Council Committee
  • Designing assignment outlining Developer’s idea of the project and requirements to the project itself and its equipment
  • Technical specifications of the engineering networks that the developed complex can be linked to
  • Architectural project developed by Architectural Administrations or local Councils Architectural Departments
  • Other initial data (e.g. technological and equipment specifications, type of machinery to be implemented by the Developer, etc.)

Engineering stages

Designing project can be completed in a few stages. Number of stages is outlined by regulatory documents, and depends on the project complexity.

Draft design (DD)

Land allocation is performed on the basis of DD.
Documentation at the DD stage can be approved in all corresponding local institutions and is agreed with the Customer (at request)

Project (P)
Based on approved on stage P documentation, the construstion works permit is issued.
Documentation to be submitted is memorandum and graphic items.
Documentation at the P stage is approved in the corresponding state institutions and agreed in UKRINVESTEXPERTIZA office.

Production documentation (PD)/ Production forms and records
The documentation is based on one approved on P stage. The PD stage documentation is final and effective for implementation.

Production project (PP)
The PP stage implies direct construction activities for low-complexity projects. PP is developed to outline specific planning, architectural, artistic, ecological, technical solutions.
Documentation package to be submitted on the PP stage includes memorandum and graphic representation of the decisions made, at the final phase it is approved in accordance with standard procedures (similar to P stage). The list of documentation is the same as that on stages P and PD.


Project stages are defined by local town planning and architectural authorities depending on the complexity of object being designed.

Project documentation approval

The Customer presents project documentation for approval.
Engineering organization performs:
  1. Presentation of the design plans and specification at public case hearings;
  2. Presentation and defense of the design plans and specification at City Construction Councils;
  3. Defense and approval of the design plans and specification at P and PP stages in institutions issuing technical requirements.
  4. Advocacy of the project design (solutions) at State Expertise Service.

Designer’s inspection ( supervision)

Designer’s supervision for the developed projects is fulfilled by the engineering organization for the whole construction period aiming at providing correspondence of technological, architectural and other technical solutions at the construction units with those planned. Designer’s inspection is performed in compliance with the contract made by the Customer with the engineering organization for the whole construction period.

Full-scale investment projects implementation

Full-scale investment projects implementation on the basis of Customer’s idea and assignment (concept development to sales stage) including:
  • proper land search;
  • strategic planning and investment project concept development on the basis of the Customer’s idea;
  • preparation and carrying out tenders for formation of the construction implementation team;
  • preparation and concluding contracts for general and special construction activities;
  • making (drawing up) overall plans and schedules;
  • schedule fulfillment supervision;
  • startup supervision (putting into operation supervision)
